Failed Domestic Hot Water Storage Tank Cement Lining

The images below highlight the importance of a preventive maintenance plan for Domestic Hot Water Storage Tanks (DHWSTs).  You wouldn't wait until you hear your engine knocking before you do an oil change so why wait until your tank is corroding to 'Reline' it.

These images are from a recent Domestic Hot Water Storage Tank 'Reline' in British Columbia, Canada.

NOTE: I just want to remind you folks that this is potable water, which means, the water source for bathing and drinking.  If I filled a cup of water from this tank, would you drink it?  If you live in or use facilities with large DHWSTs you very well could be drinking from a source that resembles this.

The floor drain on this tank was not visible due to the loose debris.  This debris can contribute to pinhole leaks in pipes and pumps.

By relining this tank with Pre-Krete T-61 we were able to save this customer 10's of thousands of dollars in capital expenses due to repairs and replacement.  Industrial grade Domestic Hot Water Tanks are designed to outlast a facility, and can if they are properly maintained.

DHWSTs with manways should be inspected annually, have their anodes replaced every 1 - 3 years and the tanks should be relined with Pre-Krete T-61 (CSA approved for use in potable water) approximately every 10 years to insure a safe, extended servicing life.

A 'Pro-Active Maintenance Strategy' will protect you and your clients from unwanted/extended downtimes and large capital expenses associated with repairs and replacement.  When running a 'Reactive Maintenance Strategy' repairs and replacement can be in excess of $100,000.00 with unwanted downtimes of 2 weeks plus.  That's 2 weeks without hot water.  A "Preventative Maintenance Strategy" will cost less than 1/10th the price of repairs/replacement and will allow for planned shut downs.

Today I want to show you a few images of a Hot Water Storage Tank recently relined by Provincial Tank Lining and Inspections.  This HWST was located in Abbotsford, British Columbia.

When the lid was first removed, the tank lining appeared to be in fairly good condition.  I want to highlight the word appeared.  Many people have looked in a large DHWST tank, assumed that the lining was still serving it's purpose and that the tank was protected based on the fact that the lining was still on the wall...this is not accurate.  Based on the age of the tank (mid 1990's), we knew that the lining had surpassed it's servicing life.  A typical servicing life for a cement lining is 12 to 15 years.

Once in the tank, our experience proved correct.  Upon further inspection of the cement lining, there were noticeable areas of corrosion bleeding through the lining.  At this stage, the steel vessel is no longer protected and the corrosion process has begun.  This large capital investment has now been compromised. The good news is...Provincial Tank Lining has saved the day by refurbishing this particular DHWST for approximately 1/10th of the cost of replacement.  This tank is now protected for another 12 - 15 years with regular anode replacement.

Initial View of the Tank:  Notice the depleted thread-in anode to the right of the frame.  Anodes protect unlined areas of the tank, the inlets and outlets.  This anode is well passed it's servicing life.

Corroded Outlet and Debris:  Notice the corrosion in the outlet due to the past servicing life of the sacrificial magnesium anode.  Note the debris around the drain.  The finer particles of debris can circulate throughout you entire water system contributing to pinhole leaks in your water pipes.

Corrosion Through the Cement Lining:  This is evidence that the cement lining is no longer serving it's purpose and that the corrosion process has begun.  If left unchecked, this would lead to unexpected downtime and unwanted expenses in repairs and replacement.

Exposing the Truth:  This image exposes the truth behind the veil.  In order to prevent unwanted downtime, repairs and expenses in the future...this tank had to be relined.

Corroded Manway Cover:  The manway cover had areas of cement, that had cracked and fallen off, leaving the bare steel to the corrosive elements of hot water.  The manway cover is a major component to the overall integrity of the Hot Water Storage Tank.  It needed to be replaced.

New Manway Cover:  This is the new manway cover.  It has been prepped, relined and is now ready to be placed in service.

Prepped Inlet/Outlet:  This inlet/outlet has been prepped down to the bare steel to ensure the best seal possible for the new cement lining.

Fresh Reline and Anodes:  This is the freshly relined Domestic Hot Water Storage Tank.  CSA certified, Pre-Krete T61 was the product used and is the industry standard.  Note the two weld-in anodes replacing the deteriorated thread-in anode.  This lining will protect the tank  for another 12-15 years with regular anode replacement.  Anodes require replacement every 2-3 years.

This image is an example of a Hot Water Storage Tank that has been relined and is now ready for service.

The reline process is approximately 24 hours but Provincial Tank Lining requires that notices be placed for 36 hours.  I know..."24 HOURS WITHOUT HOT WATER!!!!!", we hear it everyday, but consider the alternative.

THE ALTERNATIVE:

If a tank does not have the required maintenance completed to maintain a long servicing life, it will lead to unplanned/unwanted downtimes involving major expenses associated with replacement and repairs.  Downtimes can be up to 2 weeks plus.  Repairs can be $100,000.00 plus.  So a 36 hour planned downtime to prevent unwanted/unplanned downtimes and expenses doesn't look so bad now does it?

This image represents how the inside of your large Domestic Hot Water Storage Tank should look.  This tank was freshly relined with Pre-Krete T61.  Pre-Krete T61 is a CSA/NSF approved product for use in potable water and is the best product for the inside of a DHWST.  The Pre-Krete T61 lining will last 12-15 years before the tank should be relined.

Also note the new anodes.  While Pre-Krete T61 protects the tank from corrosion, the anodes sacrifice themselves to protect all the unlined areas such as the inlets and outlets.  Anodes should be replace every 1-3 years depending on water quality.  Note:  If your tank is going to leak, it's more than likely going to be around the inlets or outlets.  Anode replacement is vital!

So, by relining your tank every 12-15 years and replacing your anodes every 1-3 years, your tank could outlast the building.

Remember, just one emergency situation will cost you more than 15 years of proper preventative maintenance!
