24 HOURS WITHOUT HOT WATER?!

This image is an example of a Hot Water Storage Tank that has been relined and is now ready for service.

The reline process is approximately 24 hours but Provincial Tank Lining requires that notices be placed for 36 hours.  I know..."24 HOURS WITHOUT HOT WATER!!!!!", we hear it everyday, but consider the alternative.

THE ALTERNATIVE:

If a tank does not have the required maintenance completed to maintain a long servicing life, it will lead to unplanned/unwanted downtimes involving major expenses associated with replacement and repairs.  Downtimes can be up to 2 weeks plus.  Repairs can be $100,000.00 plus.  So a 36 hour planned downtime to prevent unwanted/unplanned downtimes and expenses doesn't look so bad now does it?

Warning: Plastic Bushing Failure!

WARNING:

Some tank manufacturers tried utilizing a plastic/nylon bushing and ground wire when installing anodes at the factory.  Over time the plastic bushings would dry out and crack causing the anode to explode off of the tank.  This is VITAL to inspect.

We have seen first hand, concrete walls in Boiler Rooms with chunks missing, due to the velocity and impact of an anode following plastic bushing failure.  It's scary!

This particular DHWST lining had failed and the integrity of the vessel was compromised.  This lining was well passed it's servicing life.

This is the freshly relined image using the CSA certified product,  Pre-Krete T-61.  Pre-Krete T-61 is the highest quality, CSA certified product on the market for use in potable water applications.  Pre-Krete T-61 will last 12-15 years in a Domestic Hot Water Storage Tank application, depending on water quality and a proper installation.

Get to know your Manway Cover!

A manway cover is a vital component to your Domestic Hot Water Storage Tank.  It allows access to the interior of a DHWST for maintenance and inspection.  A manway cover should be inspected every time it's removed to determine it's integral structure.  A heavily pitted manway can be the source of unwanted leaks, creating unplanned downtimes and extra expenses.

The attached images demonstrate a manway cover that has been compromised due to lack of maintenance, and in contrast, a freshly, CSA certified, cement lined lid.

Now These Are Anodes!

Yesterday we looked at anodes in need of replacement.  Today I am highlighting new anodes, both thread-in and weld-in.

Sacrificial magnesium anodes serve one roll in a Domestic Hot Water Storage Tank application.  Anodes sacrifice themselves to protect the unlined areas of the tank, the inlets and outlets.  Corroded inlets and outlets are the number 1 reason for premature tank failure.  Regular anode replacement is imperative!

Q. What is the number 1 reason for premature tank failure?
A. Lack of anode replacement or installation.

Let's begin with the definintaion of an 'Anode' from Wikipedia, the free encyclopedia.

Anode - "A galvanic anode is the main component of a galvanic cathodic protection (CP) system used to protect buried or submerged metal structures from corrosion.

They are made from a metal alloy with a more "active" voltage (more negative electrochemical potential) than the metal of the structure. The difference in potential between the two metals means that the galvanic anode corrodes, so that the anode material is consumed in preference to the structure.

The loss (or sacrifice) of the anode material gives rise to the alternative name of sacrificial anode."

In a Domestic Hot Water Storage Tank application, magnesium anodes sacrifice themselves to protect the unlined areas of your tank, the inlets and outlets.  However, most people are simply not aware that they require replacement.  This has lead to more unexpected tank failures and leaks than any other cause.  Anodes in a DHWST require replacement every 1-3 years depending on the quality of water.
